Yes! Our cleaning crew provides properly made beds and towels for the number of guests per accommodation.

Our tents at Karoo feature all of the necessities of a home with central heating and cooling, warm running water with a shower and toilet, a kitchen, and hardwood floors. Experience a camping experience with all of the necessities to keep you comfortable while enjoying nature!

Karoo Resort & Lodge is an outdoor, nature-based destination located on Smith Mountain Lake. Because we are surrounded by natural elements, conditions can occasionally affect certain amenities and activities. By booking with us, guests acknowledge and accept that weather and lake conditions are beyond our control.
This may include, but is not limited to:
Low or high lake water levels
Power outages
High winds and storms
Rough water conditions
Temporary dock or lake access limitations
Please note that refunds will not be issued for circumstances caused by weather, lake conditions, utility interruptions, or other natural events outside of our control.
Dock & Lake Conditions
Lake levels can fluctuate significantly throughout the year. During periods of unusually low water, dock access and lake activities may be limited or temporarily unavailable for safety reasons.
Wood-Fired Hot Tub Information
Our hot tubs are non-conventional, wood-fired hot tubs designed to provide a rustic outdoor experience. Because they are outdoors and use natural wood heat, guests may occasionally notice:
Soot or ash residue
Small floating wood particles
Natural outdoor debris
This is a normal part of the experience and does not affect the enjoyment or functionality of the hot tubs.
